We work closely with you to understand the unique needs of your estate and customize a plan with services to be performed daily, weekly, monthly or as frequently as requested.

Our services included in a monthly retainer:

Some items may not be applicable to customer’s estate.
  • Thorough walk of entire property (inside & out)
  • Flush toilets & run fixtures to verifying no leaks. 
  • Run dishwashers/washing machines 2 times per month to verify operation and no leaks.
  • Adjust HVAC equipment (including wine room(s) to verify equipment operating correctly with no leaks.  Return setting to customer’s preferred temperature.
  • Operate all light fixtures and replace bulbs as needed. 
  • Verify any lights on timers are set to correct time.
  • Monthly testing of smoke/CO2 detectors.
  • Clear off answering machine and relay messages to customer as needed.
  • Gather all mail and packages, forward to customer if needed.
  • Water indoor plants.
  • Take trash out on designated day and return cans next day.
  • Start vehicles and test drive 2 times per month.
  • Verify housekeeping completed when scheduled. 
  • Verify grass cutting completed when scheduled.
  • Verify pond/lake management completed when scheduled.
  • Verify pool/spa water level is correct & cleaned when scheduled.  Check chemical levels.
  • Verify driveway/side walks plowed and salted as needed.
  • Verify elevator maintenance completed as scheduled.
  • Verify house generator maintenance completed as scheduled.
  • Monthly changing of HVAC filters.
  • Empty humidifier reservoirs and check filters (if applicable).
  • Empty ice maker periodically to keep ice fresh or turn off completely if house vacant longer then 3 months.  Upon arrival back home, turn back on and verify no leaks and ice is fresh.
  • Depending on season home is vacant, coordinate and verify startup/shut down of seasonal items (irrigation system, pool, HVAC tune ups, etc).
  • Inspect property after any major storm and power outages.
  • Create customer specific checklist of agreed upon items and send monthly completed list to customer if requested.


Frequency of services to be determined by customer as well any additional items not listed but agreed upon.
